Salaries and Sectors

There are a number of choices you need to make when you start looking for your first job or decide on what sector to enter but what can you expect to earn and how does the pay of the various sectors stack up against each other?

Starting salaries for graduate property surveyors

Most employers state ‘competitive’ pay scales when advertising graduate positions. Generally, with the agency/consultancy companies this means a starting salary of around £20-25,000, with London based grads earning closer to the top end. There may also be a welcome bonus of around £1,000-2,000 attached to your job offer. However, if you choose to work for some of the larger property development companies, your starting salary can be much higher at around £30,000 and if you go to one of the supermarkets such as Aldi this may even be well over £40,000. Similarly smaller, regional offices may offer a slightly lower salary.

Salaries for RICS-chartered property surveyors

Once you qualify, your salary in agency can increase to levels between £30,000 and £36,000. The ‘RICS and Macdonald Rewards & Attitudes Survey‘ that collates feedback on salary from RICS members states that in 2016 the respondents who recorded the largest annual pay increase, were those who had achieved professional qualification. This pay increased on average by 21.6%.  After that it is naturally dependent upon your progress. In 2016, the survey shows the average UK property salary as £54,839.

Bonus Payments

Some employers, offer performance-related bonuses. For graduates this is normally in the region of £500-2,000 and may be fixed. The RICS and Macdonald Rewards & Attitudes Survey 2016 records the average bonus for surveyors as £13,554. However, not all firms pay bonuses to graduates and only 40% of the professionals surveyed received a bonus.

We have provided tables below on the survey’s findings in regards to average salaries by organisations main activity and by sector. However, we also note that this year’s ‘RICS and Macdonald Rewards & Attitudes Survey – 2016’ only reports on behalf of the 7,466 respondents out of a total of 15,585 UK based RICS surveyors listed on the RICS website.
